Our Process

We follow a thorough and detailed approach with every project to ensure you get an incredibly personalised building experience with accurate pricing and transparency from the outset. We have outlined the 4 stages of our building process in detail below.

Stage 1

Planning & Quotation

The initial stage of the process is dedicated to listening to our client's ideas and needs, creating or obtaining building plans, and delivering an accurate, transparent quote for the project.

1.A Preliminary meeting

From talking through client ideas and budgets to reviewing plans and build possibilities for their specific block, this is an opportunity to discuss the project with us in detail, sometimes conducted at the site.

1.B Creation of plans

If no plans have been drawn at this point, we provide contact numbers for our preferred Drafts-person or Architect.

1.C Secondary meeting

We hold a secondary meeting to review the complete home plans. This provides an opportunity to discuss construction materials, cladding profiles, roofing choices, windows options, and exterior colour choices.

1.D Quotation

We assess the finalised plans in order to provide an accurate project quote. If necessary, a quote can be made on preliminary plans if the client requires these for a bank or mortgage requirement.

At this stage, most clients have completed a DA application but if this is a tricky job, we can assist or recommend other industry peers to complete and submit the application.

1.E Final Review Meeting

This meeting enables changes to be made and allows provisions to be made to adjust the quotation to meet budget requirements.

1.F Quote Accepted

Stage 1 is complete once our quote has been accepted by the client.

Stage 2

Establishing Contracts & Legal Approvals

The second stage focuses on the creation and signing the contract and obtaining all necessary project approvals and certificates.

2.A Contracts And Home Owners Warranty

Following the completion of the Contracts and Home Owners Warranty documentation, a meeting is arranged for the contracts to be reviewed and signed.

2.B DA / Mid Coast Water Approval Obtained

We ensure that a DA or Mid Coast Water approval has been issued and can assist in the completion of these if they have not been submitted.

2.C Engineering Complete

On completion of the Engineering, we assess any variations to contracts and adjust these if engineering exceeds the expectation in the quote.

2.D Construction Certificate And Long Service Levy

The completion of this stage sees the Construction Certificate obtained and the Long Service Levy paid.

Stage 3

Building The Dream

During this major stage of the project, the full construction and fit out are completed. We undertake regular design meetings and provide upfront timelines - our timelines can be flexible to work with your schedule.

3.A Establishing The Site

We break ground and complete any site-levelling or clearing. The site is cut, footings and foundations are installed and safety fencing is placed around the site.

3.B Construction Commences

After the foundations have been completed and the slab is placed the internal and external support structure is started. During this phase, the floor systems are installed, the building's frames are raised and the roof trusses are secured.

3.C Lock-up Complete

The next step is to apply the cladding or brickwork, roofing and sheeting. The rough-ins for electrical and plumbing are then added and upon completion of this, the gyprock is delivered and installed. At this point in the build, we fit the windows, eaves, and soffits along with gutters and any necessary insulation.

3.D Fit-out Commences

From flooring to kitchen installation, joinery to tiling, all the fixtures and features that make a house a home are installed. This stage also sees any external painting completed.

3.E Practical Completion

This is where we polish your gem of a home! All the small finishings and detailings are fitted and the final coats of internal paint are applied.

Stage 4

Handover & Maintenance

This stage completes our project with you. We hand over the keys, provide warranties and conduct inspections to ensure the work we complete meets our very high standards.

4.A Handover

We undertake a handover meeting on site with a walk-through prior to handover to discuss any concerns or issues raised and promptly rectify these.

4.B Defect Policy And Warranty

Once the handover has been signed, we provide a 3 month defect policy on all work completed and a 7-year structural warranty.

4.A Inspections

We conduct 12 months inspections on any maintenance that may need to be done.
